Amendment C152 - 5483 and 5495 Princes Highway, Traralgon (known as Hollydale)

This amendment seeks to rezone approximately 57.44 hectares (ha) of rural (Farming Zone) land for urban purposes (Residential and Commercial Zone).

The Amendment applies to 5483 and 5495 Princes Highway, Traralgon (known as Hollydale), see figure 1 below.

About Amendment C152

Amendment C152 proposes to implement the ‘future residential and commercial’ direction from the Morwell to Traralgon Structure Plan in the Latrobe Planning Scheme.

Specifically, the amendment proposes to:

  • Rezone approximately 1.38ha of land to the Commercial 1 Zone
  • Rezone approximately 56.06ha (the balance) of the site is to the General Residential Zone – Schedule 3
  • Amend the Commercial 1 Zone Schedule to set a maximum leasable floor space of 1,200m² for a shop
  • Apply the Development Plan Overlay Schedule 12 (DPO12) over the entire site to facilitate the orderly and efficient future development of the land
  • Apply the Environmental Audit Overlay (EAO) to the south-east corner of the land to ensure that further investigations and, if necessary, remediation works are undertaken prior to the approval of potential sensitive use
  • Make administration changes to the Morwell to Traralgon Framework Plan, Morwell to Traralgon Structure Plan and introduce a Traralgon Housing Framework Plan to support future development
  • Make administrative changes to the particular provision which supports the Amendment.
